RENTAL
GUIDELINES
Prospective residents are
required to complete an application in its entirety and provide the
necessary documentation which will enable management to verify the
information provided.
Falsifying or omitting pertinent information can be considered a
sole cause of denial. In
addition, the following criteria will be applied to all applications
received by management.
- Rental rate cannot exceed
40 percent (40%) of applicant's combined gross monthly income. Check stubs or tax forms must be
provided to verify this income.
Non-verifiable income will not be recognized.
- All applicants must have
demonstrated ability to meet credit obligations (past and current) and
must have an acceptable credit bureau report.
- All applicants must have
verifiable timely rental payments and good rental references from
previous landlords, including but not limited to, good housekeeping
habits, no lease breaches and no outstanding damages or history of
damages.
- Applicants must not have
any criminal felony records or eviction
filings.
- Heads of household must be
at least 18 years of age.
All occupants age 18 or over must complete an application
and sign the lease.
- Applicants must not have a
history of, or tendencies toward, violent acts or illegal
activities.
- Applicants must adhere to
the following occupancy standards:

Note: A family
may occupy an owner's dwelling if the family does not exceed two
persons per bedroom plus a child who is less than 9 months of age
and who sleeps in the same bedroom with child's parent, guardian,
legal custodian, or person applying for that
status.
Residents who have a child less than 9 months of age at the
time of rental application or lease renewal and residents who
child has reached 9 months of age during the lease term may be
required, at that time to either (1) move into another available
dwelling of the owner which contains more bedrooms or (2) move
out. Rent for the
larger dwelling may be the rental rate at the time the lease or
rental agreement is entered into for the larger
dwelling. |
- A resident's right of
possession may be terminated during the lease term for lease violations
as set forth in the lease or as provided by
law.
